Kira: Yeah, our next stop.

Martin: No, Kira, it’s the 12 communities of San Diego for Christmas,

Kira: That’s right!

Martin: We’re about to get off now.

Kira: Come on guys!

Martin: What’s happening San Diego? What’s going on? San Diego’s favorite son. That’s right. 12 communities of San Diego for Christmas. You know, you’ve been waiting for it all year long. All right. We are right here in beautiful Solana Beach. Let’s talk a little bit more about it. Hanging out with our friends. You know how we do this? Hey, everybody. San Diego’s favorite San Martin Korea. Kira: Kira Kennedy of San Diego’s favorite team.

Martin: And we are starting the 12 communities of San Diego for Christmas. That’s right. Thanks so much. Hey, we’re here. We love it. We can’t wait to bring it to you over the next 12 days. Hey, Kira, where are we right now?

Kira: We are in Solana Beach, right in front of a train station at right next to Cedros Design District.

Martin: I love it. I love it right down the street. We have Claire’s and some, some amazing restaurants, you know how much I love food and we’ll get into that. But tell me a little bit about real estate.

Kira: Yeah, but let’s get right into some real estate stats and demographics. Demographics about 45 is the median age. Median home price is a, for a detached home is around 1.75. And we’re looking at about 32 days on market.

Martin: Yeah. So over the past four years, this community has really appreciated faster than most.

Kira: 22% from last year.

Martin: Yeah. Unbelievable. And so, part of that is, you know, it’s one of the last bastions of big, lots, big homes. You can come in. A lot of people converted, remodeled, upgraded, did all kinds of different things. I live right around the corner, used to take the walks and, and see so many of the beautiful homes that were being developed. The other part is some of the restaurants were down the street from Claire’s, one of my favorite breakfast place. Pizza Port?

Kira: Oh, Pizza Port. That is actually one of the first craft breweries in San Diego. We thought craft beer just hit the scene. It’s been doing it since 1992, actually.

Martin: And of course I also love right down the street here, right here on Cedros Avenue. The arts, architecture, interior design, the whole bit.
